Hyannis is the largest of seven villages in the town of Barnstable, Massachusetts, on Cape Cod. It is the commercial and transportation hub of Cape Cod and was designated an urban area as a result of the 1990 census. Because of this, many also refer to Hyannis as the "Capital of the Cape". It contains the Barnstable town offices and two important shopping districts, the historic downtown Main Street and the Rt 132 commercial district, including Cape Cod Mall and Cape Cod Potato Chips. Zayre Department Stores opened their first location on Main Street in 1956.
Hyannis is an important tourist destination and the primary ferry boat and General aviation link for passengers and freight to Nantucket Island. Hyannis provides secondary passenger access to Martha's Vineyard Island. Due to its large natural harbor, Hyannis is the largest recreational boating and second largest commercial fishing port on Cape Cod. |

What is my Hyannis Home Worth? |

Knowing the value of your home is an important thing. The Hyannis and Cape Cod real estate markets have been in flux for several years. Being aware of the current data that relates to the value of your home is very important. Having it prepared by an expert REALTOR intimately familiar with the market is even more important.
A CMA, or "comparative market analysis", which is an evaluation of a property?s value based on local market data is what I as a REALTOR prepare for all my clients. When providing a CMA, I analyze listing and sales data for comparable properties in your homes area. Specifically, this includes information about:
- Properties that have sold and closed - Active listings ? currently for sale - Pending sales ? sold but not yet closed - Expired listings ? properties that did not sell during the listing period
Homes for which the sale has either already closed or is pending serve as the most reliable indicators of the price a similar property is likely to bring. Information about homes currently for sale helps agents gauge the pricing position of competing properties. And expired listings can shed light on pricing the market will bear, especially if those listings were priced well above comparable homes that have sold. Of course, you need to remember that there may be other factors involved in the failure of those properties to sell.
